Major news for Oxfordshire Landlords!

HMO Regulation

Any landlords looking to let rooms in the Oxford area need to make sure they are letting their properties legally as the local authority decides to insist all properties with rooms to let have a Homes in Multiple Occupation licence.

Normally to require a licence for an HMO you typically need to have three or more storeys and five plus tenants who are not related.

HMO licencing for all properties that offer more rooms to let for five or more tenants came into force on 24th January 2010. The council are expected to require all properties with rooms to let to have an HMO licence from January 2012. It is expected that this will increase the number of licensed properties from 600 to over 4,000, but sceptics don’t believe that the authority has the manpower to enforce the licencing, leaving rogue landlords still free to offer substandard properties while good landlords just end up paying more money to run their businesses which they are likely to add charge onto tenants.

Nottingham City Council is rumoured to also be looking at introducing a blanket HMO licencing scheme across the city.
