Are reported rent rises just a London centric story?


There is a lot of déjà vu when reading the Rental Indices reports at the moment. Nearly every single report over the last few months talks of ‘rises' and ‘affordability' issues - much like the property price reports used to before the crash in 2007. So much so that even the government is pointing to rent rises and affordability as an issue in the Private Rental Sector in its latest Housing Strategy.

But I'm left wondering where these rent rises are coming from and who's actually benefiting or suffering? Having spent a lot of this year travelling up and down the country running buy to let seminars, property clinics for landlords and talking to letting agents, they aren't talking of rent rises. In the main, most landlords and agents I have spoken to have no idea where these reports are coming from. They don't see affordability getting worse, they are just being told by their current or future tenants they can only afford so much money, to most agents and landlords, the real story is one of a flat rental market.

So which is right: the word on the street or the statistics?
