Are Tenants Likely to Incur Rent Rises in 2013?

This year is likely to be a tricky one unless you are staying put. If you haven’t had a rent rise for some years, don’t be surprised if the landlord asks for 2% or more to cover inflation rises.

If a landlord consistently keeps your rent the same, the danger is they won’t have enough money to maintain the property if you want things fixed. It’s not worth being cold because the heating isn’t working and they can’t get it fixed as there isn’t enough money in the pot.

If you are intending to move this year, then check out local rents as they may be a lot higher than if you rented two years ago. If you rented over five years ago they are likely (bar London) to be the same or a little higher.

Make sure you check your landlord or letting agent is a good one – rogue landlords could run off with your rent, your deposit or not fix the heating should it go wrong.  Look for agents with the NALS logo or landlords who belong to RLA (Residential Landlords Association) or NLA (National Landlords Association).
