Article Two: I've not had any viewings in the last two weeks, what can I do?

Marketing your property and not had any viewings is extremely upsetting. However in the current 'credit crunch' market, it isn't unusual. The number of people that could afford to buy property halved in 2008 versus 2007.

The first thing to do is talk to your estate agent. Find out how many people they have sent your details to. Ask how many potential buyers they have spoken to about your property and if they have given any reason why they don't want to view. Is it the price? Are they looking to do up a wreck and your property is in good condition - or vice versa? If you don't get much joy, consider changing your agent, but check the terms and conditions of your contract before you do so.

If your agent gives plausable answers to the questions you ask and some reason why there haven't been any viewings, then its worth talking to them about what you can do to secure veiwings, such as an open day to drum up business and/or a 'special price' to attract viewings.

Secondly, make sure the pictures of your property and the property details show your property in its best light. For example, I've seen five bed family homes with pictures of the entry to the house via a huge number of steps, putting families off rather than having the picture of the great views from the back and large garden. The entrance for the family was actually on the ground floor so the photograph was misleading and put buyers off unnecessarily.

Finally, it's worth considering during these difficult selling conditions whether you want or actually need to sell, or can hang on for six months to a year to see if the market picks up and lending conditions for buyers improves.
