Local Property Prices for March 2011

House Prices by Area! 

If you are buying, selling or investing, Kate Faulkner, MD of Designs on Property explains that listening to headlines and national statistics is effectively pointless. Only local data and information from experts such as estate agents for prices, letting agents for rents and buy to let opportunities and surveyors for an independent view of your property's condition and value is vital.

Here's Kate's roundup of YOUR local property market.

London continues to be subdued following some cracking sales over the last couple of years, mostly to the international buying community. Markets that continue to perform well year on year are the £500,000 to £800,000 bracket and the £2 million + market. All other property price brackets are substantially down year on year. These low volume levels are likely to hold back the London market for the next few months, although with turmoil abroad in much of the Middle East, international investors may well come back to the 'safe haven' of London to secure investments for the future.

Good performing boroughs in London include:-
Camden (+9% YoY; +1% month on month)
Islington (+9.7% YoY; +0.3% month on month)


Poor performers for London Boroughs include:-
Tower Hamlets (+1.9% YoY; +0.2% month on month)
Bexley (+2.2% YoY; -0.6% month on month)


In the rest of England and Wales, performing areas include Hertfordshire (+6.7% YoY), which is even better than London prices. Other areas such as Bournemouth and Rutland are showing price growth of 6% or more year on year, but most, including areas such as Windsor and Maidenhead which performed well last month are now showing falls on a monthly basis, suggesting any gains year on year will be wiped out by the Summer.

Areas suffering include Blaenau Gwent, Stoke on Trent and Rotherham are all down year on year by 5% or more with further declines to come due to month on month losses.
