Local Property Prices for August 2010

Up my street house prices! 

London continues to be the top performer with price growth of 12.1% year on year. Within London it's central areas with lots of international, cash rich buyers that are snapping up property. This month's top performers are Kensington and Chelsea (up 18.2%) and Hammersmith and Fulham (up 17%) with a surprise visit from Brent (+17.3%). Areas such as Bexley, Barking and Dagenham are way behind their neighbours, with increases about 7%.

Other areas that are doing well continue to be in the South with Brighton and Hove keeping up with smart London areas, so up 17% year on year. Most other areas that are performing are up around 10%, for example, Cambridgeshire, Bedford and Bournemouth.

The main areas 'up north' that are performing (against the regional area's performance) area Gloucestershire up 11.2% and Milton Keynes (+11.9%). Solihull bucks the trend in Birmingham as it's up by 8% and Oxfordshire up by 9%.

After that, most areas are showing modest and fairly insignificant rises of around 5-6%, or they continue to fall versus 2009, suggesting far too much supply of properties, lack of ability to buy due to a poor economy and high debt rates. 

Property price falls were experienced in areas such as Kingston upon Hull (-1.1%), Middlesborough (-1.1%) with Gateshead showing the highest fall year on year of 3.3%.  

Don't rely on property price reports from the media to work out what's happening in your area, just count the number of boards for sale/sold to see how good the market is.
