Buying a UK Holiday Home Top 10 Dos and Don'ts


Buying a second home for lots of lovely long weekends and breaks sounds like a great idea, but there are lots of things that you need to think about before you buy!

1. Do think carefully about the type of property you buy - will it be safe when you are away?
 
2. Don't buy on a wim, work out the finances and make sure you can afford the repayments, even if you lose your job/become sick etc.

3. Do make sure you consult with a property tax expert BEFORE you buy to minimise your tax bill and understand your tax liabilities.

4. Don't buy the property without a full survey and make sure you know what the downsides are of living near the sea or a river, check for flooding/damage from sea salt.

5. Do get to know the neighbours of the property you buy, and ideally leave a key with someone you trust so that they can access in an emergency.

6. Don't just leave the property empty all year round, try to make sure that you let the property out either to locals or other tourists, even if it's friends and family.

7. Do make sure you keep things like heating/boilers well maintained annually so pipes won't freeze and burst in the winter.

8. Don't rent out the property to other people without ensuring you adhere to renting regulations.

9. Do make sure you have specialist holiday let/home insurance, especially if the property will be unoccupied for long periods of time.

10.Don't try to sell a holiday home in a hurry, you are most likely to maximise the price if you sell the property at the height of the season.
