Top 10 Dos and Don'ts of Selling Privately


  1. Don’t just go with any private sales website – many of them are run from people’s homes!
  2. Do make sure you choose one that advertises in the papers and major on-line property portals. 
  3. Don’t just look at on-line private sales website. There are estate agencies that will now offer a fixed price for marketing your property which includes appearing on Rightmove, so check out what’s in your area or contact us at enquiries@designsonproperty.co.uk or tel 0845 838 1763.
  4. Do make sure you take some fab photos, bad or no photos on-line mean no viewings!
  5. Don’t fall foul of the Property Misdescriptions Act! Only write things about your property that are true - if you have a garden say so, but if it’s shared, then declare that too.
  6. Do price your property fairly, over priced properties won’t sell just because you put a nice picture up on-line.
  7. Don’t ever let anyone into your property when you have valuables on display and ideally view with someone else with you.
  8. Do follow up with potential buyers via a landline, not just email and mobile.
  9. Don’t be offended if you get poor feedback, work out if it’s just a personal comment or taking action might help to sell your property.
  10. Do be nice to people that make offers – however low! You never know what they might offer in the end.
