Letting a Home - Top Ten Dos and Don'ts

1. Do not buy a property for rent before you have checked the actual rental potential with a lettings specialist. (i.e. not an agent who does lettings and sells property)

2. Check the different costs you will incur for different tenancies before you buy a property e.g. Licenced HMOs.

3. Have a Gas and Electrical Survey as well as an independent survey before you confirm how much you will pay for a property.

4. Either rent a property via a NALS accredited letting agent and/or join a Landlords' Association

5. Make sure you understand a Letting agent's "Terms of Business" agreement before you sign up with them.

6. Check all the costs you will incur over a 12 month period with a letting agent rather than just signing up for an apparently 'cheap' headline management cost; you may end up paying more over the year.

7. Make sure your letting agent or you personally are signed up to a Tenancy Deposit Protection scheme - or you may have to pay the tenant back 3x the deposit!

8. From October 1st 2008, if you want to market your property you will need an Energy Performance Certificate

9. Rent your property out at an affordable price so you can rent quickly rather than it lying empty.

10. Always make sure you/your agent carries out a thorough inventory at the start and end of a tenancy
