Local Property Prices for October 2010

Up my street house prices! 

Brighton and Hove, Bournemouth and areas in and around London such as Brent, Camden and Southwark continue to show resilience against a property that is currently in 'gentle decline'. Price growth versus 2009 is softening with growth of around 12-16% versus previous growth of 18% or more. This means we are still some way away from returning to 2007 house price heights and next year is unlikely to see an improved picture.

Recent press suggests that there is a real 'north' and 'south' divide developing, but this isn't true. The real divide is actually between areas that are oversupplied with property for sale and equity in homes is weak, versus areas where supply and demand is matching and equity in homes is good so people can still afford to move. Examples of such areas currently include Rotherham and Doncaster.

Areas where supply is outstripping demand are fairing poorly. For example, places such as Blackpool, Merseyside, Merthyr Tydfill, Stoke on Trent, Barnsley and even Manchester are not doing well. Prices are down.
